XEDA International Industrial City

1. General Introduction

XEDA International Industrial City is located in the phase 4 of XEDA. It’s the largest standard workshop area with a land area of 1 million ㎡ and a construction area of 700 thousand ㎡. The total investment reached 1.2 billion yuan. The construction begun in March, 2005 and was finished at the end of 2009. It mainly attracted enterprises in light industry, such as electronics.
The park is equipped with completed production and living facilities. XEDA Property Management Co., Ltd, as a subsidiary of XEDA Administrative Committee, has the national first-level qualification certificate and provides enterprises with high-quality services. The blue-collar and white-collar apartments are located in its west, which can accommodate 15 thousand people. There are financial, telecom, accommodation, catering, and property management institutions in the park. The Park has 24-hour security patrol and is equipped with advanced monitoring and control system.
XEDA International Industrial City has convenient traffic conditions. It’s connected with the downtown by Friendship Road, Tianjin-Shandong Road, Tianjin-Dagang Road and the Outer Ring Road and different places in China by several highways including Tianjin-Dagang, Tianjin-Shanxi, Tianjin-Cangzhou, Tianjin-Shanghai, and Jixian-Shantou.

 

2. Project introduction

XEDA International Industrial City is divided into 4 areas, including A, B, C and D. The workshops are well-proportioned in layout and various in areas and have flexible use forms of single-layer and double-layer.

★ Inner single-floor workshop: Construction areas range from 2,400 ㎡ to 3,500 ㎡. The workshop area is single-floor and the office area is double-floor. The clear height of workshop is 5.5 m. The workshop has the light steel thermal insulation roof and the boiler room. The office area can be divided into office, catering, kitchen, washroom, etc and the height is 3.9 meters for each layer.
★ Inner double-floor workshop: Construction areas range from 2,100 ㎡ to 4,000 ㎡.The workshop area is double-floor and the office area is three-floor. Some of the workshops are designed for 2 enterprises with separate entrances, courtyard and infrastructure system. The height of the 1st-floor workshop is 5.5 m and the 2nd-floor 4.5 m. The workshop is equipped with the loading and unloading platform and 2-ton goods elevator. 
★ Outer 4-floor Comprehensive Service Building is for management and commercial services
★ 20,000-㎡ central square and greening areas surrounding the workshops form a green and ecological manufacturing environment.

4. Design of Industrial workshops and standard configuration of facilities

★ Structure

3types with construction coating
Single-floor workshop: double-floor office, workshop width 24m, steel roof, concrete steel and steel bent frame structure for the workshop area and steel and concrete frame structure for the office area
Inner double-floor workshop: three-floor office, 1st-floor workshop width 12m, 2nd-floor workshop width 24m, concrete steel and steel bent frame structure for the workshop area and steel and concrete frame structure for the office area, steel roof
Outer double-floor workshop: three-floor office, 1st-floor and 2nd-floor workshop width 12m, concrete steel and steel bent frame structure for the workshop area and steel and concrete frame structure for the office area, steel roof
★ Interiors of workshop
Floor: Lime soil thickness of workshop ground 300 mm (2 steps of 3:7 lime soil, every step of 150 mm) concrete 150 mm, 600 x 600 vitrified tile for washroom, anti-skid floor tile for office area and kitchen.
Wall: interior wall coating material for workshop and office, middle-class wall tile for washroom
Window: Koemmerling plastics-steel window
Roof: no condole top for workshop, plasterboard condole top for office
Door: Composite steel door and security door for workshop area, frameless glass door for office
Toilet: three-star standard washroom for office, middle-class washroom for workshop 
Telephone: Live telephone lines have been reserved for office. The enterprise can apply to the Telephone Office for installation.
Distribution: lighting circuit and distribution cabinet equipped in the workshop
Gas: pipe to the boiler room and kitchen with the terminal gas pressure of 3.5 kpa
Heating: independent boiler room. According to workshop areas, different types of boilers and a hot water heating pipe are equipped with safe and convenient computer control.
Water supply: Kitchen and bathroom are equipped with independent water system with water pressure of 2 kg.
★ Workshop yard
Power: according to workshop area of enterprise, a box-type transformer and 
a lighting cable are equipped. The power cable from the transformer to equipments is borne by the enterprise.
Water: Water meter above DN25 is equipped.
Road: According to different workshop areas, the road in front of the workshop is 6-8m wide with stainless steel electric telescopic door.
Guard room: 20-㎡ in area with washroom and lounge.


5. Supporting facilities
★ Safety
The Police Station is 8-minute drive away from XEDA International Industrial City with the monitoring center, which connects the monitors of major crossings in XEDA and conducts 24-hour monitoring for the whole area. The park is equipped with monitoring, infrared alarm and 24-hour security patrol.
★ Customs
Tianjin Customs’ on-site operation office in Xiqing is located 2 kilometers away from XEDA International Industrial City. It is in charge of import/export, customs clearance, tariff reduction and exemption, processing trade, etc. Bonded warehouse provides 24-hour standard warehouse and warehouse with constant temperature and humidity.
★ Logistics
GLP, Goodman and other logistics enterprises are introduced into XEDA to form highly-efficient and ecological logistics channel.
★ Financial and telecom institutions
There are four state-owned banks, Pacific Insurance, China Telecom, Unicom and other institutes located in and out of International Industrial City, offering services to enterprises.
★ Property Management
XEDA Property Management Co., Ltd, as a subsidiary of XEDA Administrative Committee, has the national first-level qualification certificate and provides enterprises with professional services.
★ Accommodation
XEDA Blue-Collar Apartment is located in 3-minute drive away from International Industrial City, which can solve the accommodation problems of blue-collar employees. Canteen, bathroom and other public and recreational facilities are equipped inside the apartment. XEDA Property Management Company provides on-site services and sets up the XEDA Apartment Comprehensive Service Center to guarantee the safety and comfortable life of employees.
★ Hotel
XEDA Hotel is located outside the International Industrial City which provides accommodation and catering services.
